The Sunshine Coast Regional District’s (SCRD) Building Services Division provides building permit inspections throughout the regional district and some of the islands under the authority of Island’s Trust, and the shíshálh Nation Government District (sNGD).

Please arrange your inspection well in advance in order to avoid delays in construction. 24 hours advance notice is required.
In order to avoid unnecessary inspection refusals or rejections and payment of a re-inspection fee, please ensure the following:
Neither the granting of a building permit nor the approval of the relevant drawings and specifications nor inspections made by the authority having jurisdiction (Building Official) shall in any way relieve the owner of such building from full responsibility for carrying out the work or having the work carried out in full accordance with the requirements of the British Columbia Codes and SCRD Bylaws.
For Island inspections, the owner is responsible for transporting the inspector to and from the job site. Island inspections must be requested 48 hours in advance.
On completion of concrete form work, prior to placing concrete for footing or foundations. If survey certificate is required, please submit prior to inspection. Please provide engineers report if required. Post Driveway Permit Card. Ensure owner’s copy of building plans remain on site for all inspections.
Required when drain tile and drain rock and damp proofing in place and prior to backfilling.
Under slab plumbing inspection is required when all under slab plumbing is in place and under test, and prior to pouring concrete.
Required once the poly is in place and prior to pouring concrete but after the underslab plumbing has been installed and approved.
Masonry fireplace requires inspection once smoke chamber is constructed but still visible and again once chimney is complete but before it is enclosed.
Metal chimney requires inspection prior to being enclosed. Wood burning stove requires inspection once installed. (Provide specification for installation and clearances).
Rough in plumbing inspection is required when all drains, vents, and water piping are complete with the appropriate test applied.
Tub and shower (fixture) installation and overflow test (can be done at frame inspection). All P-traps shall be installed for this inspection.
To be called for when all frame work, sheathing, plumbing, electrical, gas, heating, (Mechanical ventilation checklist must be completed and provided at the time of the framing inspection), rough-ins and chimney construction, engineers inspection (if applicable), are complete and before application of insulation or exterior cladding.
Engineered sealed truss, floor and beam specifications and mechanical ventilation checklist must be provided at frame inspection.
If applicable.
When thermal insulation and vapour barrier are complete, and prior to application of wall board or panelling. The insulation contractor’s declaration form must be submitted also.
When all construction is complete and before occupancy. (Please have a ladder on site). Proof of electrical, gas, health approval and any required engineering approvals must be on site.
